No Dual Agent
No Dual Agent Can Serve Clients' Best Interests
A dual agent in a real estate transaction claims to represent both the buyer and the seller, but in fact cannot represent the best interests of either the buyer or the seller without harming the best interests of the other. A dual agent can only aspire to the low standard of doing no harm to client best interests, and is even prohibited from fully serving the best interests of either client because doing so would harm the best interests of the other.
No Dual Agent Earns Your Trust or Your Business
A dual agent is typically motivated by a double commission even though neither client's best interests can be served by the dual agent. A dual agent places easy personal financial gain ahead of your best interests.
Your Own Agent
Your Own Agent Represents Your Best Interests
Your own real estate broker represents and fights for only your best interests, which may include such professional activities as vigorously negotiating the most favorable price for you, negotiating tactical advantages that reduce your risks, and even advising you to back away from a deal that may not fully meet your goals and situation, as well as many others.
Your Own Agent is No Dual Agent
Your own real estate broker should never act as a dual agent, with you or with anyone. Before choosing a real estate broker to represent you, ask them if they ever act as a dual agent. If they do, or if they will, move on and work with a real estate broker who does not and will not act as a dual agent.
I Am No Dual Agent
I never act as a dual agent. I would welcome and appreciate the opportunity to be your broker, and only your broker, vigorously representing your best interests in your Washington real estate purchase or sale.
